Do I need to bring an ID to tour the apartment?
Yes. To tour our apartment homes, at least one person in your group who is 18 or older must show a valid government-issued photo ID.
What are the application and administrative fees?
The nonrefundable application fee is $50 per applicant over 18. We do not charge any administrative fees.
What are your income requirements for leasing an apartment?
All persons applying for an apartment must have a verifiable source of income in a gross amount of no less than three (3)
times the gross rental rate. We require verification of income of all occupants 18 years of age and over. For income verification we require minimum of 4 weeks worth of paycheck stubs. We may also require the last 2 months of bank statements. We use a third party to verify all documents called SNAPPT. Applicant will get a link sent over to them once they apply. All documents must be in their original PDF format and downloaded directly from a payroll portal or online banking system.
What is the credit score that is required?
We do not have a minimum credit score to qualify for an apartment. A complete investigation of the credit history of each applicant and occupant over the age of 18 will be made. Your credit score is used as part of the qualification process and is not the sole factor in being approved for an apartment home.
Do you accept guarantors?
Guarantors may be required if an applicant does not income qualify on their own. Guarantors must have verifiable gross income of 5 times the rent. Guarantors will need to fill out an application after the individual(s) living in the apartment has completed theirs.
Do you accept first time renters?
We do rent to first time renters. If you are a renter, we may require a co-signer or guarantor. A risk fee, starting from $300, may also apply for first time renters.
Do you work with those with broken leases or evictions?
We may work with those with broken leases on a case by case basis. We will evaluate the circumstances surrounding the broken lease, the timing of the broken lease, among other factors. We will deny all applicants with an eviction within the past 12 months. We may work with applicants with evictions older than 12 months, on a case by case basis. A risk fee, starting from $300, may be charged to those with evictions in their rental history.
Do you accept housing (Section 8) vouchers?
We do not accept Section 8 or other housing vouchers.
Can I pay my rent online?
Yes. Through our secure Resident Portal, you can make rent payments, submit maintenance requests, and access your leasing documents at any time.
